Why do you need a SAP Calculation?
With Governmental and Public focus on C02 emissions, Architects and Developers need to consider the impact that their designs are having on the environment like never before. Part L1a of the Building Regulations requires that SAP calculations are carried out on all new build developments to prove that they are not contributing excessively to carbon emissions. Each dwelling must demonstrate that it meets the Target Emission Rate as stipulated within the SAP calculation. 

EPC (Energy Performance Certificate)
The Energy Performance Certificate is now a mandatory requirement for all new domestic and non domestic buildings which completed, sold or rented after 6th April 2008. The certificate sets out the building’s energy efficiency ratings and also has a list of recommended upgrades in order of cost effectiveness.  

SAP 2009 and the new Part L1A 2010
On 1st October 2010, new regulations for the SAP calculation come into force.  While the essential concepts of the SAP remain intact, the overall effect of the 2010 SAP changes will be to set higher standards of energy efficiency in order for a pass to be obtained. 

These increased standards are driven by the new Part L1A 2010 which aims to reduce CO2 emissions by 25% over the existing 2006 Regulations, which equates to a 40% improvement over a dwelling built to the 2002 levels.As the demands that are made of house builders and developers become more and more rigorous, you will need to focus more closely still on your energy efficiency strategies to ensure that you achieve Building Regulation Compliance.

 In addition, the SAP calculation process should become less mechanical in nature, and more of a consultative one between SAP assessor, client, and design team, to ensure that the optimum design strategy is being used. At Rotherham Building Control Consultancy, we already adopt this approach. 
We use the SAP calculation to advise on different design options so that you hit your energy efficiency targets without wasting money. 

We also integrate our SAP work into our Code for Sustainable Homes assessment service from the outset, so that two strands are consistent with each other. 

As the new Part L makes standards ever more stringent, we are well placed to guide you.     

 Why do you need an SBEM Calculation? 
An SBEM calculation is a means of demonstrating compliance with Part L of the Building Regulations for non domestic properties. SBEM software is used to determine the CO² emissions for newly constructed non domestic buildings and certain extensions to existing non domestic buildings.  

A design stage SBEM calculation is required by Building Control before building works commences, with an as-built SBEM calculation required on completion of the building.  Any changes that have been made to the building specification during construction must be documented in order that the as built SBEM calculation can be produced. SBEM software is also used to generate EPC’s for non domestic buildings when they are completed, rented or sold. Building Control will require a copy of the EPC in order to issue a completion certificate for the building. Rotherham Building Control Consultancy is accredited with Elmhurst Energy Systems Ltd. to produce SBEM calculations and EPC’s for non domestic properties.

• Full Name and Address (inc Postcode)
• Full set of scaled drawings including plans, elevations and sections.
• Full specification which sets out details of, doors, windows, roof lights, lighting, fans, flues, ventilation and open fire places.
• Wall, floor and roof construction with details of insulation products specified.
• Primary and secondary heating systems and controls.
• Domestic hot water storage details.
•

• Full specification which sets out details of doors, windows, roof lights, including U-Values for each element*
• Hot water storage provision
• SES (solar energy systems), PVS (photovoltaic systems) or wind generators included in the proposed design.
• Mechanical ventilation and heat recovery spec
• Mechanical exhaust specification
• Lighting design, lamp types and controls

 

*If you do not have U values available, we can calculate your U-Values
